Skylights flood a room with natural light — but in Florida's sun and rain, a bad install becomes a leak waiting to happen. Here's what Tampa Bay homeowners need to know.

A well-placed skylight transforms a dark room — and in sunny Tampa Bay, the natural light is gorgeous. But every skylight is a hole cut in your roof, and in Florida's intense sun, heat, and rain, that hole is only as good as the flashing and installation around it. Here's what to know before you add one, and what to do if an existing one leaks.
The skylight unit itself rarely fails — the failure is almost always at the flashing and seal where it meets the roof. Florida accelerates this: relentless UV degrades sealants, daily thermal expansion works fasteners loose, and wind-driven rain finds any gap. Add a roof that's aging around the skylight, and leaks become likely.
A proper skylight install uses a manufacturer flashing kit integrated with the roofing material and underlayment — not just a bead of caulk. The flashing is layered so water flows over it, never under it. The best time to install or replace a skylight is during a roof replacement, when the surrounding roofing is open and the flashing can be woven in perfectly.
If you're replacing your roof and have skylights more than 10-15 years old, replace them at the same time. Putting a fresh roof around an old skylight almost guarantees you'll be tearing back into that new roof when the old unit leaks.
If the unit is relatively new and the leak is at the flashing or sealant, a repair — re-flashing and resealing — usually solves it. If the skylight is old, the seals between glass panes have failed (foggy glass), or the frame is damaged, replacement is the better long-term fix. A roofer can tell you which by inspecting both the unit and the surrounding flashing.
In Tampa Bay's climate, choose Low-E, impact-rated glazing to cut heat gain and meet Florida wind codes. The wrong skylight can turn a room into a greenhouse and spike your cooling bill; the right one brings in light while blocking much of the heat.
Skylights are a wonderful upgrade for a Tampa Bay home — when they're installed with proper flashing and the right glazing for Florida's sun. Most skylight leaks are flashing failures, not unit failures, and the smartest time to install or replace one is during a roof project. Treat the skylight and the roof as one system.
